Comelit-PAC delivers smart fire safety system for Liverpool Waters development

Comelit-PAC has completed a fully integrated fire safety installation at Aquitania, part of Romal Capital’s latest residential phase within the Liverpool Waters regeneration.

Liverpool Waters is one of Europe’s largest urban renewal projects, redeveloping the city’s former docklands into a high-density mixed-use district. Aquitania, located at West Waterloo Place, comprises 135 luxury apartments and townhouses and represents a milestone in the transformation of the Central Docks area.

Romal Capital worked with Comelit-PAC and specialist contractor Merselec Ltd from the design stage to ensure life safety requirements were embedded throughout the development.

Greg Malouf, CEO of Romal Capital, said: “Resident safety was our highest priority. From the outset, we worked with Comelit-PAC to ensure the fire system would meet legislation alongside the expectations of a smart, stylish development. The installed solution provides the protection we need and the flexibility to manage operations efficiently. We’re already planning to extend the works into our phase four, Mauretania.”

The system covers all escape routes and circulation areas using programmed cause-and-effect logic to manage fire detection, smoke extraction and lift control. The aim was to ensure the development functions as a single coordinated network in the event of an emergency.

A key feature is the integration with automatic opening vents (AOVs). These activate immediately during smoke events while using a lockout function to manage airflow and direct smoke away from escape routes to support safe evacuation. The network also ties into lift controls to prevent use when an alarm is triggered.

Jon Wilcock of Merselec said: “The integration requirements and performance standards made this a technically demanding project. Our close collaboration with Comelit-PAC allowed us to deliver a robust system that performs reliably in a live residential environment and could be installed to blend with its luxury surroundings.”

For facilities teams, Comelit-PAC added cloud-based remote monitoring to provide real-time system visibility, alerts and maintenance support.

Our partnership with Merselec delivered a tailored solution with remote monitoring capabilities, ensuring both resident safety and ease of management. Comelit-PAC and Merselec are now working on the specification for Mauretania, the next Romal development at Liverpool Waters. The new phase will add 129 apartments to the West Waterloo Place neighbourhood.
