Smart Spaces introduces Space Agent – an AI workplace concierge redefining the modern office

Smart Spaces has announced the launch of Space Agent, an agentic AI-driven workplace concierge designed to transform how people interact with buildings and their workplaces. Introduced through its persona “Max,” Space Agent offers a conversational interface via text and audio, fully integrated with the Smart Spaces’ smart building operating system (OS) and employee engagement app.

“Space Agent extends and elevates our platform by adding an intelligent, conversational layer that removes complexity and gives time back to users,” explains Dan Drogman, CEO of Smart Spaces. “With Max, we’re delivering a simple, proactive AI-based workplace companion that’s not just about managing buildings – it’s about radically changing how people interact with modern commercial office space today.”

A digital concierge for buildings and beyond

Space Agent is designed to act as both data analyst and a concierge, supporting landlords, asset managers, facility teams, tenants, and employees. It responds in everyday language, automates repetitive tasks, and operates in real time thanks to the extensive system integrations within Smart Spaces’ OS.

For employees, this means being able to book a desk, reserve a meeting room with colleagues, or secure a parking space simply by asking Max. Newcomers to a building can rely on Space Agent to recommend community activities such as lunchtime running clubs, make bookings, and help foster social connections. Facility managers, meanwhile, can ask complex operational questions – whether about occupancy trends, energy consumption, or HVAC performance – and receive clear answers, dashboards, and recommended actions. Even day-to-day service issues, such as reporting a broken monitor, can be logged instantly through a conversation with Max, which will raise the ticket directly with IT or facilities support.

By simplifying these interactions, Space Agent reduces operational friction while at the same time improving the overall workplace experience.

The business case for AI-driven buildings

“Buildings that can diagnose, respond and adapt in real time are cheaper to run, faster to optimise and, perhaps most crucially, easier to lease,” adds Drogman. “Occupiers want tools to engage with their workplace. Landlords need information and control over their facilities. ESG frameworks demand data and transparency. Space Agent will help deliver across all of these areas.”

The launch coincides with a period of rapid growth in the smart building sector. According to Grand View Research, the global market is set to increase from $103 billion in 2023 to $570 billion by 2030, representing a compound annual growth rate of more than 28%. Gartner forecasts that commercial smart buildings will host more than four billion connected IoT devices by 2028, highlighting both the scale of the opportunity and the urgency of managing the data these systems generate.

Embedded in Smart Spaces OS

Unlike standalone products, Space Agent is fully embedded in the Smart Spaces cloud-hosted platform, which already manages over 105 million sq. ft of office space in 30 countries. The OS integrates a wide range of building functions, including access control, visitor management, lighting, HVAC, lifts, desk booking, and parking. With the addition of Space Agent, these capabilities gain an intuitive, conversational AI layer, enabling users to interact naturally with their workplace systems and even create automated agents that act when triggered by events.

The first rollout of Space Agent will be to selected Smart Spaces clients, with wider availability to follow. Organisations interested in early access can register their interest and join the waitlist.
